What are some of the common pitfalls when working with a designer on a new logo?

I am planning to have new Logo for my construction company In New York but do not want lose my hard earn money on any low level designer because I think Logo is very important in any company business.

There are many, but ‘problem’ projects (i.e. – projects that drag on, without any clear resolution) all seem to have one, or more, of the following characteristics;
1)Not keeping your logo ‘metaphor’ light
Dozens of swooshes, dots and colors– all professing to ‘mean’ something will not mean anything to the first time viewer. Any logo has a nanosecond to grab someone’s attention. The simpler – the better.
2)Design by Committee
Perhaps the most difficult project for a designer. A large group of people are responsible for selecting, approving and modifying the various logos presented throughout the project stages.
3)Purse Shopping
when you view your new logo and your reaction is instant. “There it is! It’s perfect! Just what I want”. At this point, the purse-shopping phenomenon can kick i
