Business Plan Drawing

I want to find and develop a commercial property, Who do i contact and what factors would effect the cost?

First I need to find the land, will prob be about 7000 square metres, then i’ll need to develop the land and then build four single story warehouses on the plot. Also a parking lot will be build along with security fencing around the entire premises. I just need to know how to go about doing this and who to get in contact with to work out costs and what factors effect the cost for the purpose of drawing up a business plan to get finance. Phew any help would be awesome, im totally new to this

It may sound easy and straight forward… but it isn’t.. all vacant land has a classification placed on it called ZONING that states what you are allowed to build on it, the size, the structural design, and what it can be used for. Your first step would be to check with your city zoning dept and see what areas with vacant land have been zoned for industrial use. and check to see if your business is permitted. You may be better off to consult a commercial real estate broker and find a property that you can renovate or modify to fit your needs. it is often the more economical way to go.
