Business Plan Dispensary

Who knows if I can use a space in my home for a tax write off for a home based business?
I am planning to have a small salon business out of my home in Wisconsin. The area I am planning on using for the business consists of three rooms, a studio, a dispensary, and a bathroom. I know I have to take the square footage of the area and divide it by the total livable space to figure out what percent I can write off, but I also know the areas have to be regularly and exclusively used for the business as well. One of the three rooms we only have to walk through to get to private non business areas. Do you think that is enough to make it non regular and exclusive use? Also if I renovate one of the rooms, how do you determine how much of the total to deduct every year and how do your recapture the depreciated money when you sell the home?
you should go to www.irs.gov and read up on the guidelines for home business and see what the rules are.
