New real estate brokerage question?

Question- In the state of MO, can I charge an upfront commission, for services rendered in the future.
Example- You’re an investor that might do several deals a month or a year, I am needing immediate cash flow for the business. So I offer an upfront commission fee of $5-10k, which allows you to use me as you’re broker for a 6 or 12 month timeframe. Which saves you on commission and gives the company cashflow. This would only be on my sides of the transaction.
Has anyone seen this or know if its even a viable plan?

I have never heard of a client who was willing to pay commission upfront for work that hasn’t been earned. As long as full disclosure is given, I doubt there would be a problem. In the old days sellers were known to pay marketing costs upfront and this sounds like a similar situation. Just be sure to tell Uncle Sam about the transaction too!
